Home Sales Drop Once Again

Existing home sales in the U.S. are down again.  New home sales in the U.S. are down again.  What else is new?  The U.S. housing industry just cannot seem to bounce back.  Mortgage lenders have really, really tightened up lending standards and so now there are a lot fewer qualified buyers than there used to be.  It is as if the big financial institutions have nearly shut off the flow of credit.  But without credit, the vast majority of American families don’t have a prayer of achieving the American Dream of owning a home.  Even with mortgage rates close to record lows the housing market is still languishing.  Unfortunately, it doesn’t matter how low mortgage rates are if American families can’t get home loans approved.  With unemployment still staggeringly high and with incomes still declining, it appears that the U.S. housing market is going to continue to suffer for some time to come.


According to the U.S. Census Bureau, U.S. new homes sales came in at a seasonally adjusted annual rate of 283,000, which was an all-time record low for the month of October.  That figure was down 8.1 percent from a seasonally adjusted annual rate of 308,000 in September and it was down 28.5 percent from October 2009.

In other words, new home sales in the United States are really, really, really bad.

The following is a chart from Calculated Risk which shows the rate of new homes sales for every month going all the way back to 2003.  The red lines represent new homes sales during 2010.  Notice that they are very, very short….

But it is not just new home sales that are suffering.  Existing home sales have been dropping like a rock as well.

The National Association of Realtors announced on Tuesday that existing home sales came in at a seasonally adjusted annual rate of 4.43 million units in October.  This was down 2.2 percent from September and CNBC is reporting that existing home sales in the U.S. have declined 25.9 percent over the past year.

Wasn’t the U.S. housing industry supposed to be bouncing back by now?

Weren’t we told that the recession is over?

Unfortunately, unemployment in America is still incredibly high, and without good jobs American families are simply not going to be able to afford to go shopping for homes.

The official U.S. unemployment rate has been at 9.5 percent or above for well over a year now, and according to 60 Minutes, when you add “discouraged workers” and “underemployed workers” into the equation the real unemployment rate is about 17 percent, and in the state of California the real unemployment rate is about 22 percent.

Meanwhile, Wall Street is flush with cash from the Federal Reserve and is busy partying like it is 2005.  In a recent article entitled “Wallets Out, Wall St. Dares to Indulge“, the New York Times described the scene at one recent 50th birthday party for a top banking executive….

Mr. Brille, who is well known on the New York social scene, wore a gray Hugh Hefner-esque jacket. Women dressed like Playmates, with feather boas and satin ears, danced behind a pink silk screen.

So at least some people are doing well in 2010.

But for most ordinary Americans, life is tough these days.  Good jobs are incredibly scarce and most families simply do not have tens of thousands of dollars to plop down as a down payment on an overpriced home.

Until unemployment starts going down and the U.S. economic situation improves, there simply is not going to be a housing recovery.  Unfortunately, each month thousands upon thousands more good jobs continue to get shipped overseas.

Most of the jobs that are available today are low paying service jobs.  But you simply cannot support a family or afford a decent mortgage if you are flipping burgers or welcoming people to Wal-Mart.

There are just way too many homes on the market and not nearly enough qualified buyers.  A recent Bloomberg article entitled “U.S. Home Prices Face 3-Year Drop as Inventory Surge Looms” quotes top real estate analyst after top real estate analyst who believe that U.S. housing prices are likely to keep falling for several more years.

The U.S. housing market is one gigantic mess.  In the state of Nevada, 68 percent of homes were “underwater” during the month of July.  That is absolutely crazy.

There are going to be a lot more foreclosures and millions more Americans are going to lose their homes.  U.S. housing prices are likely to continue to fall.  Anyone who makes their living from building homes, selling homes or making homes loans is going to be struggling for a long time to come.

But this is what happens when a bubble bursts.  The Federal Reserve pushed interest rates way too low, mortgage lenders made millions of loans that they never should have made and millions of American families agreed to home loans that they never should have agreed to.

So the bad news for the U.S. housing industry is likely to continue to keep rolling in month after month.  But perhaps the good news is that housing prices should start to come down to a level where Americans that are looking for homes may start to find some good deals.

    I scream, you scream, we all scream, but it’s not for ice cream. We’re screaming because we’re scared.

    The housing crisis basically boils down to one thing: greed. Greedy (potential) homeowners who could qualify for NINJA loans (no income, no job, no assets). And greedy lenders who thought they could make money off of people who wouldn’t even qualify for a loan for a dog house.

    Most bubbles pop. The housing bubble isn’t popping. It is still deflating. And it will be a long and painful process. It’s harder to put helium back into a balloon, than it is to put toothpaste back into a tube.

    And yes, I’m a bit frightened too. A hard rain’s gonna fall. (Thank you, Bob Dylan!)

In 1968, I remember as a kid my sister had a movie magazine that had an article that said an actor just purchased a Hollywood Mansion for $80,000.00. I looked at it and said WOW! it cost $80,000.00. to buy a Hollywood Mansion? “That’s All The Money In The World” Today 80K won’t buy you a garage in most places in America! But in 1968 you could have purchased a brand new 2 story home in the suburbs for $30,000.00. WOW!

    Home sales will not recover until prices are allowed to where buyers are enticed to re-enter the market. Unfortunately, the government is owned by the banks, which will all become insolvent and require more bailouts if home prices are allowed to fall further. The result is a government that uses a variety of schemes to try to reinflate the bubble – all completely illegal and unconstitutional, but permitted by a corrupt establishment.

    Home prices have to come down to a realistic level the housing boom was a housing bubble blown by The Fed. Zero Hedge have had a number of really good articles on what have been called the Housing Mess. QE, the housing tax credit has been about keeping up house prices and saving the TBTFB (Too Big to Fail Banks) they should have shut these suckers down and broke them up in 2008. These things are going to fail they are playing extend and pretend hoping Blackhawk Ben can pull a bunny out of the hat. The longer they put off the day of reckoning the bigger the bang.

    Have a happy nightmare.

    How are people able to buy cars? I can’t undersand how the auto companies recoverd with
    prices 30,000-40,000 for a car.
